What’s Changing in Balcony Safety Regulations?


Government Guidance on Fire Safety

 

In response to several high-profile building safety concerns, government guidance now advises that materials used on balconies — particularly in blocks of flats — should be non-combustible. This applies to decking boards, support structures, and all associated components.

A1 and A2 Fire-Rated Standards

Materials rated A1 or A2 under BS EN 13501-1 are considered non-combustible and are now recommended for all new balcony installations and upgrades. These fire ratings ensure the materials do not contribute to the spread of flames, even in the event of a fire.

Applicable to Existing Buildings

The updated guidance is not limited to new builds. If your property is undergoing renovation, or if you're a freeholder or managing agent reviewing safety compliance, you may be advised — or required — to replace combustible decking with compliant systems.
